The subject property is a one acre portion of the North Side Land Corporation tract that was transferred to North Side Construction Company on October 23, 1995.  The deed is recorded in the Nicholas County Clerk’s Office in Deed Book 366 at Page 488.  Under reorganization,  the property was transferred to North Side Rental Properties, LLC on September 13, 2004.  The transfer is recorded in Deed Book 422 at Page 475.  The subject property is assessed in the name of North Side Rental Properties, LLC and is identified in the Summersville Corp. Tax District on Tax Map 32 as Parcel 1.13.  The property is located ABOVE the 100 year flood elevation as shown on Federal Emergency Management Agency Flood Insurance Rate Map for Nicholas County, Community Panel 54067C0250C dated July 4, 2011.  The property is within the City of Summersville corporate limits and is zoned C-3 which allows commercial use of the property.

The subject property is an Advance Auto Parts store which has generally standardized their designs.  The building was constructed in 1995 and contains 7,000 square feet.   The following is a description of the building and site:
