The subject property is a commercial building originally constructed for and leased to Wal-Mart, containing 65,930 square feet of gross leasable area.   The building and improvements were constructed in 1989 and continue to be leased to Wal-Mart until the lease expires on January 31, 2017.  The site area is a 8.87 acre portion of the North Side Land Corporation tract.   North Side Land Corporation was merged into Blue Chip Management, LLC by Confirmatory Deed of Merger dated September 30, 2000 recorded in the Nicholas County Clerk’s Office in Deed Book 399 at Page 561.  The property was repurchased from 5630 Sheridan Limited Partnership by Northside Investments, LLC on April 9, 2015.  Northside Investments, LLC is a related entity to Blue Chip Management, LLC through certain common ownership.  The subject property is currently assessed in the name of 5630 Sheridan Limited Partnership  and is identified in the Summersville Corp. Tax District of Nicholas County on Tax Map 32 as Parcel 1.3.  The property is ABOVE the 100 year flood elevation as shown of Federal Emergency Management Agency Flood Insurance Rate Map for Nicholas County, Community Panel 54067C0250C dated July 4, 2011.  The property is within the City of Summersville corporate limits and is zoned C-3 commercial use of the property.
