The subject property is a 2.72 acre portion of the North Side Land Corporation tract. North Side land Corporation was merged into Blue Chip Management, LLC by Confirmatory Deed of Merger dated September 30, 2000 recorded in the Nicholas County Clerk’s Office in Deed Book 399 at Page 561. The subject property is assessed in the name of Blue Chip Management, LLC. The subject property has not been officially subdivided from its parent parcel according to the Nicholas County Sheriff’s Office and the assessment includes a Shoney’s Restaurant and 13.114 acres of raw land in addition to the subject.
The subject property is currently zoned C-3 Highway Commercial District, which allows for a variety of commercial development to include hotels. The property is located ABOVE the 100 year flood elevation as shown on Federal Emergency Management Agency Flood Insurance Rate Map for Nicholas County, Community Panel 54067C0250C dated July 4, 2011.
The subject property contains a two-story, 99-room limited service hotel containing 57,000 square feet of gross building area. The interior corridor facility is frame construction with a brick veneer exterior and a pitched roof with asphalt shingles. Windows are tempered and plate glass in aluminum frames and the lobby has a commercial grade window/door wall entry system. The interior has vinyl covered walls, carpeting or tile floor finishes and ceilings are textured or acoustical tile. HVAC is provided via through-wall units in the guestrooms and central air in the common areas. Each guestroom and all public restroom areas have adequate plumbing fixtures to serve clientele and electrical is adequate for the existing use. Lighting is provided by fluorescent lighting and lamps in guestrooms. Fire protection is provided by hard wired smoke detectors and a wet sprinkler system. Sufficient parking is available onsite and hotel grounds are adequately landscaped. The property has a pole mounted sign.
The typical guestroom offers a King, Queen, or Queen/Queen beds, television, one or two nightstands, desk with chair, and wall mounted mirror. Additional amenities include a computer kiosk, guest laundry, outdoor pool, fitness room, sauna, two racquetball courts, and two meeting rooms. 65 rooms were built in 1989 and another 34 rooms were added in 1992. The property was originally built as a Choice Hotels Comfort Inn Franchise but in 2013 changed franchise flags to a Baymont Inn and Suites with the Wyndam Group.
Water and Sewage utilities are provided by the City of Summersville, Natural Gas by Dominion Gas, Electricity by First Energy, and Telephone and Internet by Frontier Communications and Shantel communications.
