The subject property is a 8.74 acre portion of the North Side Land Corporation tract sold to Lowe’s Home Centers, Inc. on August 25, 1989.  The deed is recorded in the Nicholas County Clerk’s Office in Deed Book 330 Page 612.  In 2004 the property was sold to Cheyeanne, LLC and subsequently the property was repurchased by the Ferguson Family through their company, Northside Rental Properties, LLC on September 20, 2010.  This deed is recorded in the Nicholas County Clerk’s Office in Deed Book 424 at Page 229.  The property consists of a former Lowe’s Home Center containing 52,700 total square feet which has been separated into two rental units leased by Tractor Supply and Grand Home Furniture Company.  There is an accessory building at the rear of the site which contains 13,750 square feet.   The accessory building contains a Northside Auto Group detail shop and part of the building is leased to Richwood Creations,  a non-profit wood working manufacturing company.  The subject property is assessed in the name of North Side Rental Properties, LLC and is identified in the Summersville Corp. Tax District on Tax Map 32 as Parcel 1.2.  The property is located ABOVE the 100 year flood elevation as shown on Federal Emergency Management Agency Flood Insurance Rate Map of Nicholas County, Community Panel 54067C0250C dated July 4, 2011.  The property is within the City of Summersville corporate limits and is zoned C-3 which allows commercial use of the property.

The subject property is a one-story retail store and contains 52,700 rentable space plus has a 13,750 accessory building which also has rentable space.  The building was constructed in 1989-1990,  the following is a description of the building and site:
