The subject property is a 1.14 acre portion of the North Side Land Corporation tract that was transferred to North Side Construction Company on September 29, 1987. The deed is recorded in the Nicholas County Clerk’s Office in Deed Book 321 at Page 40. Subsequently on December 31, 1991 the property was transferred to James H. Ferguson per deed recorded in the Nicholas County Clerk’s Office in Deed Book 343 at Page 201. Then on December 6, 2011 the property was purchased from James H. Ferguson by Northside Rental Properties, LLC and is recorded in the Nicholas County Clerk’s Office in Deed Book 472 at Page 589-591. The subject property is assessed in the name of Northside Rental Properties, LLC and is identified in the Summersville Corp. Tax District on Tax Map 32 as Parcel 1.2. The property is located ABOVE the 100 year flood elevation as shown on Federal Emergency Management Agency Flood Insurance Map for Nicholas County, Community Panel 54067C0250C dated July 4, 2011. The property is within the City of Summersville corporate limits and is zoned C-3 which allows commercial use of the property.
The subject property is a 50’ by 100’, two story structure containing 5,000 square feet per floor for a total of 10,000 square feet. The office building was completed in January 1988. It presently leases to Eckley Orthodontics, 2500 square feet, Marsh Hearing, 2.500 square feet, and Ferguson Services, Inc. 5,000 square feet. The following is a description of the building and site:
EXTERIOR:
Structure: 8” block with 2” ridged insulation. The first floor is slab on grade construction and the second floor is concrete over decking and bar joists.

Roof: Steel bar joists with metal decking. The roof coating is a Brai modified manufacturing by U.S. Intec, Inc. the roof covering was installed over 1.5” of ploy Iso insulation which gives an R-10 insulation rating.
